Phase 1.

Discovery

Get in touch

The first step is a good old fashioned chat to discuss your ideas and proposed plans. From here, we’ll arrange a site visit to assess the land and gather more information.

2.

Consultation & Site Visit

We’ll visit the site to make sure every aspect of the planning process is considered from the outset. This obligation free consultation helps us eliminate risk and provide you with the most accurate estimate possible. We service Port Lincoln and the entire Eyre Peninsula.

Onsite, I’ll learn more about your vision and goals for your build or renovation project. We’ll start gathering details around your desired floor area, the number of bedrooms, number of bathrooms and positioning of the building.

I’ll offer my expertise to give you the most cost effective and energy efficient construction solutions based on your block. We specialise in custom builds, and will happily work with unique conditions like sloping sites and challenging excavations.

Building Estimate

Based on everything we’ve seen and discussed, I will generate a build estimate to give you a full understanding of what the project will cost.

You’ll be armed with important planning information including council fees, engineering costs and finished plans to cover all foreseeable costs at this stage.

4.

Finance Pre-Approval

Pre-approval is an important step in the process. It ensures the build cost is achievable when your plans are completed, and helps avoid unnecessary planning changes and fees later down the line. If we need to alter the building size or any details to suit your budget, we can do it now before moving too far ahead.

Phase 2:

Planning

Preliminary Drawings

At this stage, an architect or building designer joins the team to draw up plans. I work alongside the best architects in Port Lincoln and the Eyre Peninsula, and will happily recommend someone that aligns to your vision. From here, we create the following plans.

– Site plan: a birds eye view with the proposed position of the building on your land.
– Floor plan: detailing the layout of the rooms and sizes within the building.
– Elevation plan: drawings of your house from the front, back and both sides.

Here you review the plans, check room sizes, and confirm everything is just as you like it before the plans are finalised for council approval. Once you’re happy, we provide an updated estimate based on the finished and approved preliminary plans.

6.

Final Structural Planning & Council Approval

Your plans & engineering requirements are finalised and issued to council for their seal of approval. One the final development is approved, we’re well on our way to making your dream a reality.

7.

Fixed Quote & Building Contract

I’ll provide you with a final fixed price quote and building contract for you to sign based on the estimations previously supplied. This contract will be delivered to the bank for final valuation and finance approval.

Construction

Construction

We’ve dotted the i’s and crossed the t’s, now it’s time to start building! As my team and I get to work on your project, expect a high level of communication and regular updates as we go. You’re always welcome to visit the site and chat with us anytime. We work as one team to make it an enjoyable and stress-free build for everyone.

9.

Handover

When I’m 100% happy with the finish, I’ll invite you to join me for a final inspection of the property. When we’ve got the big green tick from you, it’s time for us to handover the keys to your new home. We’ll also arrange a thorough clean of the space so that all you have to worry about is booking the movers and getting into your new home.
